1505 Crest Drive

The subject property is located on Crest Drive, between 15th Street and 15th Place, and consists of a 1,675 square-foot, three-story home built in an A-frame architectural style. The home was built in 1964 and embodies the distinctive characteristics of A-frame homes that were common in the period of significance associated with this style of architecture, between 1954 and 1975. Additionally, the structure represents the last, best remaining example of the A-frame architectural style in Manhattan Beach.

At the request of the property owner, on May 11, 2022, the Planning Commission recommended approval to the City Council to designate the property as a Historic Landmark, as it embodies distinctive characteristics of a style, type, period, or method of construction. On July 19, 2022, the Historic Landmark Designation and Mills Act Contract were presented to City Council for consideration. At that meeting, the City Council approved the designation of 1505 Crest Drive as the City's second local Historic Landmark and approved a Mills Act Contract between the property owner and the City. The Mills Act Contract provides for a property tax reduction in exchange for the property's maintenance and upgrade as a historic property.
